Working with Buyers

The first step is the most “fun” part, and that’s shopping for homes. I’ll talk with you about the kind of home you’re looking for, any property specifics, and the areas you’ve identified as where you’d like to look. I may suggest additional neighborhoods that fit your criteria, or I can help guide you there if you’re not sure or are relocating from out of the area. With a lifetime in Sacramento and surrounding cities, I can help you get a good idea of the diverse communities we have to offer.

The best and most accurate site for available homes is the Realtor-accessible MetroList (the online listing site required by Realtors to provide accurate and up to date information about their listings). Fortunately, my broker, Lyon Real Estate, has an exclusive HomeFinder email and mobile alert search site. We will set up searches for the home you’re looking for and will receive real-time updated information for homes matching your search that are new on the market, back on, or with a reduced price. This gives us the advantage of touring homes as soon as they are available.

Just as important for Buyers is the values of homes they’re looking at. I will advise you as to current market trends for price and competition in the area. In hotter pockets, we’ll need to come in with highest & best value quickly; in slower areas, we will have more room to negotiate. I know what’s happening and pass that expertise on to you.

I make sure that you’re in good hands with a competent and reliable lender, and will refer you a local, experienced lender if you need one. I am aware of current trends with lenders (average time to fund and close loans, experience with appraisers, etc) and can help you make the right choice for your financing. Whenever possible, I request your lender call the listing agent during our offer submission to talk to them about how well qualified you are.

In designing offers, I will help you craft a competitive and fair offer. Whether we are in a hot market with multiple offers, or a slower or neutral market, I’ll make sure your offer is fair to all parties to get maximum consideration from Sellers. In addition, I communicate with the listing agent to get an idea of their Sellers expectations and wishlist to help give us an early advantage. As often as possible, I personalize your offer by writing a letter and including photos about you to endear the Sellers.

Prior to and during your offer and acceptance, I will advise you as to the timeline of inspections, disclosures and lending contingencies and what you can expect. I work closely with your lender to ensure all deadlines are being met. I continue negotiations with the listing agent regarding any repair or value requests that arise. My goal is to advise you of the process so there are no surprises.

The key to a successful and smooth closing is communication, and I embrace it with abundance. From keeping you apprised of where we are in the process, to checking in with the lender to make sure we’re on track, and touching base with the listing agent to update her on the closing, I make sure everyone is on the same page to help navigate any hiccups with minimum issues.

I’ll guide you through the logistics of signing your closing docs, when we can expect to close, and when you can prepare to receive keys and move in to your home.

Buying a home isn’t just about bedrooms and bathrooms; it also involves deciding what kind of lifestyle you want to live. Do you want to take public transit to work?  Walk to neighborhood shops and restaurants?  Live near a park? Start by exploring neighborhoods. This will help you get a feel for the specific community and pinpoint the areas you like. Our neighborhood information gives you lifestyle information including walkability and transit scores, dining rates, commute time, as well as housing information. Choose a specific area with a paragon search and I’ll show you active listings in that area. Research homes for sale in your price and schedule a showing or request more information.
